Well how exactly do plumbers find these pesky leaks?

There are a whole range of techniques and procedures to locate an underground water leak. Moisture Detection Meters

These “hand held” devices about the size of a regular TV Remote are used by the plumber to detect the obvious presence of dampness and moisture caused by an ongoing water leak . Once set up and used properly by trained personel, these devices reveal the exact location of a ongoing leak in the system.

Compressed Air Testing For Leaks

With this method the plumber caps off and isolates all existing ½” water outlets both hot and cold in a house. We close off all sections of the water supply system and then pump up the system with an air compressor to about 100 PSI (pounds per square inch). The technician will then monitor the attached pressure gauge to see if the pressure will drop a bit over time.If so, this is a sure indication there is a leak somewhere on the piping. The plumber will also use special headphones and an amplifier to listen for a “hissing sound” which is a “dead give away” as to the location of a leak.

Once the leak or leaks are located , the plumber can then carefully upon a wall up and exposed the leaking pipe or carefully saw cut and excavate the concrete slab , expose the pipe , remove and replace it with new pipe and fittings  or in some cases do what is called a “reroute” where new pipe is installed “up over and out” in the nearby  wall and ceiling to a new point of connection to the fixture originally fed by the leaking pipe. After the plumber performs the work , the air compressor is removed and the system is turned back on and put under pressure to test for leaks and to insure the work was properly done.

If everything is satisfactory and the plumber is assured the work was successful, the concrete excavation is repaired by carefully replacing and finishing the concrete getting it ready for the flooring specialist for expert flooring replacement, it must be perfect , not amateur.  If the leak was in a 2” x 4” stud wall, the plumber will replace damaged insulation and make a smooth drywall repair to make things ready for a professional painter to make thing look great again.

Leak detection for bad odors from drain vent pipes

Sometimes in an older home when there is ground or foundation movement you get leaks from cracks in the original galvanized or cast iron vent pipes inside the walls. Most of the time they are extremely difficult to locate as , of course , they are hidden behind a plaster wall. This is where a smoke generating machine or “smoke maker” is employed. First the plumber seals off the entire drain venting system by going on the roof and capping off all original existing vent pipes to prevent any smoke from escaping.Then the plumber turns on a smoke machine to introduce an artificial non toxic smoke into the vent pipes. Now it’s time for the technician to pay close attention and observe what looks like smoke escaping from any joints, cracks , electrical outlet openings or any other potential leaking points.
